The most important parts of a good professional relationship is trust and good communication. I want to take the time to hear your desires, understand your family dynamic, and  listen to your goals of ranch ownership. All this is so I have a solid understanding of how to communicate best with you to have a smooth process in finding that perfect place.

I am here to be a sounding board and expert adviser in the realm of ranch properties. I can help you navigate the market and provide valuable insight from years of experience evaluating ranch land.

Step 2: The Process

Its a journey

From our conversations we will determine the area and attributes that we are targeting. We will conduct an initial on market search and review the availible properties together to help determine what we like and don't like. I need to hear your feed back on properties as we are looking its essential so that I can evolve with you on the concept you have in your mind of the perfect place. Once we have identified a few prospects there is no substitute for looking at them in person.

Step 3: Showings and Evaluations

Lets go look at some land! There is no real substitute for looking at the land in-person. We can look at the access, evaluate the views, see what is actually going on with the neighboring properties. There are a ton of other criteria to evaluate depending on what your looking for and what the land is telling us to look more into.

Step 4: Severed Land

As part of evaluating and negotiating land deals its extreamly important to look at what rights come with the property. In Texas, land is often “severed” so that different parties can own rights to the surface, rights to the minerals or water below, and even rights to the wind above. That means if your land is severed and an oil and gas company owns the mineral rights, they have the right to use whatever surface portion of your land that is “reasonably necessary” to extract that oil or gas, as part of Texas’ dominant estate rule.

Step 5: Negotiations

With large purchases come big opportunities for loss and gain. Both from a dollar value and from a knowing what you are buying standpoint. Every negotiation is unique and I have navigated many deals across many different areas of Texas. I work well with attorneys and know many that I can refer you to if needed.

Step 6: Further Evaluation

Once under contract we can further evaluate the property through the title, work, survey, and any other inspections that are needed. If issues arise that need to be addressed we will find the best avenue to get them taken care of. Or if they are to much to deal with we can terminate the deal. I work for you and want to meet your goals and objectives and help you avoid pitfalls.

"Over a period of five months between January and May, Chris Stearns assisted us in the purchase of a property in Gonzalez County with which we are absolutely pleased. Although new to both of us, Chris patiently assisted in the complex legal, regulatory, and time constraints of an IRS 1031 exchange utilizing proceeds from an investment property I had recently sold to purchase a replacement property.
